Why people call about this.
The back door opens onto nothing
A deck is what turns a back door into somewhere you actually go.
The old deck is soft
Soft boards usually mean the framing underneath needs looking at too.
The grade drops away
A deck is the straightforward answer where a patio would need a retaining wall.
MIDLOTHIAN, TX
Decks in Midlothian: what’s different here.
Midlothian is a fast-growing city in northwest Ellis County, about 25 miles southwest of Dallas where US-67 meets US-287, up from 35,125 people at the 2020 census to an estimated 41,000 in 2023. It is the center of the North Texas cement industry, with three cement plants and a steel mill, and new master-planned subdivisions have spread across the prairie around the older downtown, with Joe Pool Lake to the northwest. The City of Midlothian requires a fence permit with a site plan showing property lines, easements, right-of-way and existing buildings (Building Inspections, 215 N. 8th Street, 972-775-7161), master-planned subdivisions typically add HOA guidelines, and Texas811 locates come before any digging.
Carports, Decks & Rails in Midlothian
Carports and patio covers on open Midlothian lots take wind straight across the prairie, so footings are anchored into rock or deep concrete, and on newer homes HOA design rules on roof color and materials usually have to be cleared first.
The ground
The Austin Chalk escarpment runs north to south through Midlothian, so depending on the side of town a post hole can hit shallow limestone within a couple of feet or go down through heavy clay, and rock often has to be augered or broken to reach full depth.
Homes and lots
Mostly newer single-family subdivisions such as Lawson Farms, Villages of Walnut Grove, Massey Meadows and Hawkins Meadow, a smaller stock of older homes near downtown, and larger lots and acreage on the edges of town.
